“As is” Sale. Buyer agrees and acknowledges that Buyer has or will complete its own inspection of the property or waive the right to inspect the Property and therefore the Seller shall not be held to any covenants regarding the condition or working order of any portion of the property, including but not limited to, the structural integrity of any building or improvement located thereon, or contents within said buildings or improvements, including the electrical systems, plumbing systems, or any other system that supports or operates said buildings or improvements; nor shall the Seller or Buyer or the assigns of either of them be held to any covenant or agreement for improvements unless the covenant or agreement relied on is contained herein or is in writing and attached to and made a part of this Purchase and Sale Agreement. Buyer therefore accepts the condition of said real estate in its existing "as is" condition. Seller never occupied the properties. The Estate of Barouyr N.
